Forward
Planning and Pre-Development Analysis
Utilizing all of the City and County codes available as well as
the General Plan, Zoning requirements and our city contacts, we
work with you and with city representatives to produce the best
and most practical use of your undeveloped property.
Land Entitlement
The Land Entitlement process involves zoning, density, street design
and installation, engineering, landscape, architecture, physical
infrastructure and utility installations which can be all be a huge
undertaking. It may sound like a lot of work and it is, but we can
help.
Efficient land entitlement will provide you, the landowner, with
the most profitable project at the highest or best density for the
area. The bottom line is we help you get more money for your property.
In order to do so, we have professional personnel on staff, or at
our disposal, to assist in the entitlement process.
Architects
Our architects are available to design your property for its’
highest value and best use. From site design to building layouts
and elevations, we work with the jurisdiction to perfect a project
that will be attractive to both builders and consumers.
Civil
Engineers
Our civil engineers confirm site boundaries and ensure that your
layout works from a design and construction standpoint. It is important
that your tentative map or parcel map, is laid out in a fashion
that matches construction documents. Your grading plans must be
in substantial conformance with your approved map, and our staff
makes sure that everything done on the front end, matches the engineering
standards on the back end.
Landscape
Architecture
Landscape design is very important to a project. Not only does the
landscaping have to "sell" the project, but the city or
jurisdiction must like the landscaping as well. It is important to
have a Landscape Architect who will design your site in a manner that
is both exceptional from an aesthetic standpoint, but economical to
implement as well. Shared Equity works with only the finest Landscape
Architects and we are confident that you will love the quality of
their work.
Geotechnical
Geotechnical and Soils Reports are available through our approved
Consultants.
Construction
Plans
We also handle construction plans as well through our Architects
and Engineers. We can handle all of the engineering work after the
approval of your map and up through the construction of your project.
Biologists, Traffic Consultants, Acoustical Experts and
other Consultants
All of these specialists are available to us on an "as-needed"
basis. Shared Equity will work with these consultants every step
of the way to make sure that your project is economical, timely
and professionally designed.
Community Involvement
We take pride in our successful community involvement. During the
submittal and review process of each project, we hold community
meetings that educate neighbors about your project and about the
positive effects it will have on the surrounding and immediate communities.
During these meetings, if there are any concerns, we address them
in a way that will help them better understand your project’s
benefits. It is important that you be a good neighbor to the surrounding
property owners and we plan on making you look good.

Land
use application preparation and submittals
Our experienced staff can obtain, interpret and prepare all documents
required for city review in order to expedite the approval process.
We work with the cities and counties to make sure you are in compliance
with county and state laws, codes and other requirements.
In
addition we can assist you in making sure that the property you
are buying, or currently own, can be developed in an economical
manner.
